Sketching an extension for your home can be an exciting opportunity to create the space you’ve always dreamed of. With this step-by-step guide, you can transform your ideas into a tangible sketch. Start by visualizing the size, shape, and flow of the new space and incorporate any additional features that will enhance the design. Remember, this is just the beginning, and with our help, your rough sketch can evolve into a stunning reality. So go ahead, let your imagination run wild and sketch your way to the home of your dreams!

SKETCH YOUR IDEAS

Draw your house.

  • Download the Sketch Sheet above, or use graph paper. Print as many as you need.
  • At the top, enter the address of the property to be developed (usually your home address), and the project type.
  • At the bottom, enter the floor you are drawing, external wall thickness*, internal wall thickness*, and the height to the ceiling.
  • Sketch out the outlines of the rooms, showing any features such as fireplaces, nooks, bay windows, etc.
  • Name all the Rooms.
  • Show Positions of Doors and Windows.
  • Show the  staircase position with an arrow showing upwards direction.

* wall thickness can be measured in a doorway or window opening. Typically they are 300mm for external and 150mm for internal.

NB: Measurements in millimetres, to the nearest 10mm is fine. It doesn’t have to be precise.

  • Measure the rooms.
  • All internal doors will be assumed to be 760mm wide. Mark any that are a different size (like the understairs cupboard in the example).
  • Measure the distances to the boundaries of you property.
  • If your property is semi-detached or terraced, draw a dotted line on the adjoining wall to show this.
  • Label the windows and external doors – A, B, C etc.
  • Sketch out the window and door designs, as shown below. This is as seen from the INSIDE. For example, window C has the opening on the left. From the outside it will of course be on the right. You can use another sheet if you have no room.
  • Write down the dimensions next to each sketch, in the order Width, Height, Distance (from floor). For example, window A is 2670mm Wide, 1800mm High, and is 750mm from the floor to the cill.
  • Of course, doors sit on the floor, so no need to mark the height from the floor on doors.
  • And that’s it! Now repeat the process for the first floor. Be sure to continue window labels as E, F, G and so on to avoid confusion.
  • And now the fun part. Describe what you want to achieve. A new, bigger kitchen? Extra bedrooms? A home office or studio space? Write down your ideas and let us come up with some design ideas.
  • Or, sketch out what you have in mind. Or both! Let your imagination run wild and sketch your way to the home of your dreams!
  • If you are thinking of converting your loft, you will need to draw an elevation diagram, as shown below.
  • The most important dimension is the height to the underside of the ridge in the roof (3865mm in the example).
  • Measure any timbers that run the length of the roof (purlins) and the chimney if present.
  • Measure the position and size of the loft hatch.
  • Take some photos if you can.
  • Take some photos. The more the better.
  • Especially take a front and rear photo of the property, particularly the area where the extension will be built. This will enable us to see if there may be hidden problems that could impact the build, such as drains or trees.
  • Be sure to take some long shots that include the roof and any chimneys.
  • Take pics of your sketches with your phone, or preferably scan them, choose the package below, and then send them over to us, along with the photos and any other information you feel may be relevant.
  • Sit back a relax, we will look at the information and report back to you within 2 working days. Once we have all the relative information, we will produce a scheme for your perusal within 5-10 working days.
  • Remember, you only pay the balance when you are completely satisfied with the drawings.

PLANNING

For those who just need Planning drawings.

Whether you’re looking to build a new open-plan kitchen/diner or an extra bedroom, our online service ensures a hassle-free experience in obtaining the necessary plans and approvals. Lots of house extensions don’t require Planning Permission these days but many still do. Even if your extension plans fall under ‘Permitted Development’, it is still extremely likely that you will need some form of Architectural Drawings for you and your builder to work from.

BUILDING

Get Planning & Building done at the same time.

Building Regulations are minimum standards for design, construction and alterations to virtually every building. The regulations are developed by the UK government and approved by Parliament. The Building Regulations 2010 cover the construction and extension of buildings and these regulations are supported by Approved Documents. Building regulations approval is different from planning permission and you might need both for your project.
